Mortgage Originators Answer Common Questions
October 15, 2020
TVFCU recently launched a Financial Education Video Series and with that launch, NOOGAToday gave readers the opportunity to ask their financial related questions.
Today, in celebration of International Credit Union Day, we are addressing some of those reader's questions.
Q: Tips for First Time Homebuyers:
TVFCU Answer:
Buying a home for the first time can be exciting, but a bit overwhelming. Finding a Mortgage Lender that you can trust and will help you every step of the way is important. Here are two tips that I always share with first time home buyers.
-
Know what you are comfortable paying each month for a home. Even if you qualify for more, make sure you are comfortable with the payment. You want to make sure that you can still live a comfortable lifestyle while enjoying your new home.
-
Refrain from making large purchases while searching for a home. New debt can affect a prequalification. Also, spending large amounts of money could also impact whether or not you have enough money for a down payment and closing cost. Always talk to your mortgage lender before making a large purchase.
Q:We plan to move to the Chattanooga area soon. Are there qualifications we need to become a member of TVFCU? Do you offer mortgages?
TVFCU Answers:
Congratulations and we look forward to welcoming you to Chattanooga soon! TVFCU does offer Mortgage Loans to our Members. The field of membership for Tennessee Valley Federal Credit Union includes those having the following common bonds: persons who live, work, worship, volunteer or attend school in, businesses and other legal entities in; immediate family or household; and organizations of such persons in our 13-County service region. Those 13-Counties are Bledsoe, Bradley, Grundy, Hamilton, Marion, Meigs, McMinn, Polk, Rhea, and Sequatchie County in Tennessee and Catoosa, Walker, and Dade County in Georgia. Purchasing a primary residence in one of these Counties would qualify someone moving from out of town, for membership.
An important thing to consider when moving to a new location, is to have employment secured before applying for a loan. We wish you the best on your move and a safe trip getting here. Please reach out to us at any time for questions. You may reach a TVFCU representative by phone, email or our new tvfcuLIVE Stream video banking app to open new accounts, or ask general questions and meet one of us face to face in the comfort of your home!

Q: Mortgage loan basics! I went through the process once (with TVFCU and they were GREAT) but 3 years later and I have no idea what all the process entailed. I'd love a refresher!
TVFCU Answer:
Basically the steps to qualification and pre-approval for a new mortgage loan would be to apply online here.
Once the application downloads back to me, your Mortgage Originator, I will reach back out to you and review the loan application and see what amount we can get you pre-qualified for or discuss loan options for your refinance.
Below is a potential list of supporting documentation of items needed to process your loan.
· Full Tax Returns from the last 2 years
· W-2’s and/or 1099’s
· 1 month most recent pay stubs or awards/pension letter if retired etc.
· Current mortgage statement on all properties (if applicable)
· 2 months bank statements (savings and checking) all pages even the blank ones
· Declaration page of homeowners insurance on all properties (if applicable)
